We're a marketplace for environmental health testing — connecting patients (with HSA / FSA budgets and signed Letters of Medical Necessity) to certified inspectors in their ZIP. Your job is the sampling. We handle everything else: matching, lab chain-of-custody, payment, LMN, reporting templates, dispute flow, audit log.
What you get
- Booked work in your service area. Patients book; the first approved inspector in the ZIP claims the job. No bidding, no bait-and-switch quotes.
- You set your own price. The patient sees a median quote at booking; you confirm your actual price on accept.
- 15% platform fee. That's it. No listing fees, no "featured" tiers, no per-quote charges.
- Stripe Connect, weekly payouts. No 30/60/90 terms. The patient's HSA card charges; we transfer your cut on a weekly schedule.
- Standardized chain-of-custody. Same form for every job, version-controlled, lab-accepted.
- Reporting templates. Action levels are pre-loaded against EPA / OSHA / AIHA / NIOSH standards; your job is to interpret + sign off, not to look up thresholds.
- Right to decline. Any job, any time. Without penalty.
- Liability coverage worked into the program. You maintain your own E&O; we operate the platform under our own infrastructure liability.
What we ask
- A current credential for the services you want to offer: CIH, CIEC, CMI, EPA Lead Renovator + Risk Assessor, or an active state inspector license. See credential requirements per service.
- Active liability insurance on file.
- Sign Canary's Business Associate Agreement — you're a BA under HIPAA because you'll handle patient address + name + phone. Standard form, signed in the inspector portal.
- Acknowledge HIPAA training. We provide a 25-minute module if you don't already have a current cert.
- Service-area ZIPs declared. You set them; you change them.
- Respect the minimum-necessary rule: don't ask the patient about diagnoses or medications during the visit. Those belong to the provider's LMN flow, not the sampling visit.
What this looks like in practice
You install the inspector mobile app, set your ZIPs, sign the BAA. Patient bookings start landing in your queue — initially showing the service, the day, the city, and the patient's first initial only. You see the full information after you tap Accept.
On the day, you do the inspection. You upload the report PDF and your interpretation. Status moves to "report pending". You hit "mark complete". Payment triggers in our next weekly Stripe Connect transfer.
If a patient has a question, the inspector portal has the contact thread. If you spot something out of scope (e.g. structural mold damage requiring a contractor), you can refer to our remediation partner network and earn a small referral fee.
Inspector economics
A median IAQ + Mold panel quoted at $385 means $327 to you after our 15% fee. Inspectors clearing 8 jobs/week at that median gross ~$2,600/week before time and material costs. Some inspectors cluster Tuesdays + Thursdays as their Canary days and keep their existing book of business for the rest of the week.
If you don't have the credentials yet
InterNACHI-certified home inspectors are a common audience here. If you have the home inspector credential but not IAQ / mold, we run a quarterly "credential bridge" program: we cover up to $1,500 of credentialing fees (IIRC / IICRC-MR, CMI, NORMI) toward the certifications Canary requires, recoupable from your first 10 platform bookings. What you won't get from us
- A race-to-the-bottom price floor.
- An algorithm that hides you behind "featured" inspectors paying for placement.
- Surprise terms changes. We version our policies and announce changes 30 days in advance.
- Pressure to take a job outside your scope. If a patient needs something you're not credentialed for, the job goes to a different inspector. You aren't penalized.
How we vet inspectors
Approval is manual. We verify your credential numbers with the issuing body, check state-board status (where applicable), review your liability certificate, confirm your BAA and HIPAA training acknowledgment. Median turnaround: 5 business days.
